Central Business District (CBD): bordered by the inner Pest side ring road and the Danube.

Central District: bordered by the second inner ring of Budapest, both in Pest and Buda side of the river.

  • Central Pest submarket: it includes also the Andrássy Avenue, which is part of the World Heritage.
  • Central Buda submarket: it includes the area around Margaret Boulevard-Krisztina Boulevard, as well as Fehérvári Road, up to Irányi József Street.

Váci Corridor: the most significant submarket of Budapest, where office schemes concentrate along Váci Road, starting from the city centre towards north.

Non-Central District: all area within the border of Budapest, excluding CBD and Central areas.
Non-Central area can be divided into 3 submarkets:

  • Non-Central Pest submarket: Includes those parts of Pest that are not part of the Váci Corridor, the Central Business District, or Central Pest.
  • North Buda submarket: it includes district 2, 3 and 12 of Budapest.
  • South Buda submarket: it includes district 11 and 22 of Budapest.

Periphery: it covers non-Budapest locations, situated in 5–10 km vicinity of Budapest. Majority of the Periphery supply is concentrated in Budaörs.
